- disabled Town Portal spell (especially exploited by an AI & break the game balance)
- added Ring template (extracted from original templates)

Summary (mimic H2 gameplay):
- Disabled artifacts (which modifying skills more than +2)
- Disabled spells: Fly, Water Walk, Dimension Door & Town Portal
- Disabled spell research
